Newark and Sherwood District Council - Deposit Guarantee Scheme

Project summary

If you are homeless, or likely to loose your home, and cannot find the bond that landlords usually need, you may be entitled to help under the Deposit Guarantee Scheme.  The scheme aims to help homeless people find decent, affordable accommodation by offering landlords a range of benefits and support.

Clients

Who is eligible?

To access the scheme you must

  • Be homeless or threatened with homelessness and working with our Housing Options team.
  • Have been resident or employed within Newark and Sherwood for the last six months (exceptions may be agreed, such as in cases of domestic abuse or for Armed Forces personnel).
  • Have no housing-related debt (exceptions may be agreed).
  • Be unable to afford the deposit required by a landlord.
  • Be capable of sustaining a tenancy and understand your responsibilities as a tenant

  • Practical support for tenants (e.g. advice on setting up tenancy/deposit)
  • Property inspection
  • Relevant certificates obtained before tenancy (Gas Safety Certificate etc)
  • Tenancy support service

 

How are referrals made

Your Housing Options Officer will check your eligibility to apply for this scheme.  If eligible to apply they will send you an application form and an Income and Expenditure form to complete.

Landlords

Landlord services

Will offer the landlord a guarantee (up to a maximum 1.5 x monthly rent) against arrears, loss or damage in place of the traditional deposit. Can help to set up claim for housing benefit, and arrange to keep in contact with landlord and tenant to minimise problems arising from any disputes which may occur.
